It Has to Be Said: Yerevan Is Building, Not Planning

Maria Titizian

Maria Titizian examines Yerevan’s worsening traffic and argues that the problem cannot be solved by focusing on traffic alone. As the city grows and construction accelerates, more people, cars, businesses and deliveries are putting increasing pressure on streets, parking, public transport and basic infrastructure. The question is whether Yerevan is growing faster than it is planning for that growth.

In this episode:

  • How Yerevan’s rapid growth is contributing to worsening traffic and congestion
  • Why new construction puts pressure on roads, parking, public transport and utilities
  • What 404 construction permits issued in the second quarter of 2026 tell us about the pace of development
  • Why development and higher density aren’t inherently a problem, but require planning
  • What cities need to consider before approving new residential developments
  • Why Yerevan needs a broader plan for how and where the city grows
  • Why better roads and traffic management alone won’t solve the city’s underlying problems
